Companies and commercial space east of the Isar

The high-profile, 39-hectare Werksviertel behind Ostbahnhof is probably the best known new urban district in Munich. The former industrial site at Munich’s Ostbahnhof station, previously associated with major companies such as Pfanni, Rhenania, and Zündapp, is situated just three kilometers from the inner city.

Today, the Werksviertel district is home to companies such as WTS, KPMG, Deloitte Digital, Rohde & Schwarz, Serviceplan, Hamberger Großmarkt, and a city-owned business park. The Werksviertel has become known throughout Germany as a modern center for innovation and creativity and was awarded the Deutscher Städtebaupreis, which recognizes outstanding urban development projects, in 2023.

Alongside the established district Am Moosfeld, which has recently been internally developed, east Munich offers additional major spaces for development. One such location is Steinhausen commercial district, along the A94 autobahn to Passau. In the coming years, the area will continue its evolution into a state-of-the-art business center.

Further east, in the highly attractive commercial surroundings of Messestadt Riem, the last city-owned land and property in the Technologiepark is being made available to technology-oriented companies. You can get more information on our webpage about advice on finding commercial space.

There are also plans to revitalize and further develop sites in the southeast, including central Neuperlach, Neuperlach Süd, and the Perlach Süd commercial district.

 

Districts and plans

Werksviertel office and commercial district

The Werksviertel is a vibrant, productive district that combines living and work in an innovative way.

A series of major projects have been completed since 2018, including Werk 4 with the Adina Hotel, designed by steidle architekten, and Werk 12, designed by the Dutch architecture company MVRDV and featuring a striking, letter-adorned facade. The latter building won the 2021 DAM Prize for architecture.

The attractive iCampus with its nine sections is also nearing completion. The American technology company Synopsys and FNZ Bank are due to become tenants here from 2025.

Werk1 in the Werksviertel district is a growing innovation and startup center offering space for young companies to grow and connect.

Additional construction plans are either in the preparatory phase or already underway, including the Free State of Bavaria’s new concert hall for Munich. In addition, Munich’s city-owned business park (Gewerbehof) at Ostbahnhof is being modernized and expanded into a technology center.

Thanks to its direct proximity to Munich’s Ostbahnhof station, the Werksviertel district is well connected to the local, regional, and long-distance public transport network. Next to the S-Bahn Stammstrecke (core segment) with its connection to the airport, there is a major bus station, while the U5 and the tram also meet here.

Neumarkter Straße commercial district

Neumarkter Straße is home to a mixed-use, 20-hectare commercial district with offices and traditional industries. Renowned companies such as Penguin Random House, Noventi Healthcare, Scandic, MSD, and the head office of Willy Bogner are all located here.

Neue Gebäude der Macherei, Entwurf

Exciting district projects that have already been completed include the MACHEREI and New Eastside Munich. The MACHEREI is a 41,600 m² interconnected quarter featuring loft office space, food outlets, and a design hotel. New Eastside Munich is a new, 21,000 m² office building on the former premises of HAWE Hydraulik SE.

The Neumarkter Straße commercial district can be reached by S-Bahn (Leuchtenbergring station) or tram 21. It is also a project area overseen by Munich’s Commercial District Management team.

St.-Martin-Straße commercial district

St.-Martin-Straße is home to two new and recently completed projects spanning some 16 hectares: the neue balan and the Weisses Quartier.

The neue balan is a multi-purpose office building home to a diverse mix of companies, including the technology giant Meta, software developers such as iteratec, Convercus, Zühlke Engineering, and sqanit, the health-tech company ONCARE, and the consulting company Accenture.

The Weisses Quartier on St.-Martin-Straße celebrated its topping-out ceremony in fall 2022. The ensemble, originally designed by Richard Meier, has now obtained additional stories. The campus has more than 60,000 m² of office space; the outdoor facilities have been redesigned to make them much greener. Renowned companies working here include NokiaSiemens, Infinera, Telit Cinterion, PPRO, Pearson Deutschland, and Dassault Systèmes.

The district can be reached by S-Bahn (St.-Martin-Straße station) or bus 54 from Ostbahnhof.

Arabellapark office district

Arabellapark in Bogenhausen comprises an approximately 30-hectare site with office buildings. The HypoVereinsbank, whose offices in a listed building are visible from afar, the Bavarian Chamber for Social Benefits and Pensions (BVK), and the BayWa headquarters are all located here. Swiss Re, and Hubert Burda Media Holding are also represented at the site.

Another landmark building is the 87,000 m² “Scheiben-Hochhaus Arabella” high-rise, which features a hotel, apartments, a hospital, medical practices, offices, and shops. The owners plan to demolish and reconstruct the building in the same style, with the process due to start in 2030.

Work on another new building, Arabella 26, began in 2022. Situated to the east of the HVB Tower and to the northwest of the “Arabeska” office complex, and designed by the architecture company Aiko Schluchtmann, it will take the form of a 16-story building for both living and working, with an ecologically friendly green facade.

Arabellapark can be reached by U-Bahn (U4) and by tram16.

Current project developments:

Steinhausen commercial district

This diverse, 70-hectare site with offices, traditional industries, and logistics companies runs alongside the railway and the A 94 autobahn. It starts with the Bavaria Towers in the district’s west.

Illustrious names such as Siltronic, Samsung Semiconductors Europe, the Süddeutsche Zeitung newspaper (editorial office and printing), Biogen, Instrument Systems, Heidelberg Materials, and the logistics company Dachser can all be found here.

In July 2023, Munich City Council approved a Framework Plan Steinhausen to transform the area between Vogelweideplatz in the west and Gleisbogen in the east into a productive urban quarter. This will be achieved by strengthening traditional production industries, fostering mixed use of the district, and densification.

One part of the district is already being developed in the form of the office and retail building MUC.EAST, as part of an agreement with the City of Munich.

A city-owned business park is due to be built in the east of the district, with work scheduled to start in 2035.

Neuperlach

In Munich’s southeast, to the east of the A8 autobahn, three areas in Perlach are available for commercial and office-space development.

Neuperlach central office district

This 10-hectare office district on Fritz-Schäffer-Straße, near the U-Bahn station Neuperlach Zentrum and the PEP shopping center, hosts companies including Wacker Chemie AG, the insurance association Bayerische Versicherungsgesellschaft, Pangea life, and Continental Automotive.

The building ensemble formerly known as “Fritz9” is currently undergoing a major revamp, following interim use by the creative and collaborative platform Shaere. As part of a project known as aer-München, the existing buildings are being restructured to create a sustainable, high-tech campus comprising some 42,000 m². It will be characterized by significant densification and an increasingly broad range of uses.

Neuperlach Süd office district

Right next to U/S-Bahn station Perlach Süd you can find the 24-hectare Campus Perlach with around 200,000 m² of office and lab space. The major German company Siemens is currently the main campus user. However, office space is still available in the MuniCubes on site.

The 17-story R.evo Serviced Apartments building has been constructed on Carl-Wery-Straße, south of the U/S-Bahn station. Current developments include the city-owned Berufsschule für Farbe und Gestaltung (Vocational School for Painting and Design), and Perlacher Tor, an office park with a total surface area of 55,000 m².

 

Perlach Süd commercial district

The 25-hectare Perlach Süd commercial district lies to the south of the old village center and the S-Bahn station Perlach. The location is home to a diverse mix of SMEs as well as to the city-owned business park Münchner Gewerbehof Perlach. Many of these companies have been based in Perlach for decades.

Since October 2022, Perlach Süd has also been part of the Creating NEBourhoods Together” project. This is one of five lighthouse projects in the EU’s “New European Bauhaus” program. The aim is to make living and working in Munich’s Neuperlach district sustainable, socially fair, and environmentally friendly.

Perlach Süd is also a project area for Munich’s Commercial District Management team.

Messestadt Riem

On the site of the former München-Riem Airport, some seven kilometers from central Munich, you can find Messestadt Riem, one of Europe’s largest city-led development districts. The 560-hectare area offers diverse forms of housing in the south, the 70-hectare trade fair location Messe München GmbH at its center, as well as all the infrastructure needed for a modern residential area (childcare facilities, schools, social services, a direct connection to the U- and S-Bahn), and the large shopping center Riem Arcaden.

Technologiepark Riem in the western section of the area offers 14 hectares of already constructed city-owned space for companies from the life sciences and high-tech sectors, and an additional hectare that has not yet been developed. The City of Munich awards the commercial space – via our location support service for companies – to organizations pursuing R&D. Distinguished companies such as the med-tech manufacturer Brainlab AG, the software developer Nemetschek SE, the consulting and IT services company Capgemini, Qlik Tech, GEW Deutschland, and Dassault Systèmes are all based here.

The area is connected to the public transport network via the U-Bahn station Messestadt West (U2) and bus 139 (Paul-Wassermann-Straße). It is also directly connected to the A94 autobahn.

Commercial space project at Rappenweg

The 24.5-hectare area around Rappenweg is part of the development plan No. 1728g for the east of Munich that has been granted preliminary approval. One idea is to build a dense, multi-use, and sustainable district with housing and space for business and retail on the section of the site earmarked for commercial use. The ecological and financial feasibility of the undertaking is currently being evaluated.

Space for a potential future city-owned business park at Rappenweg has already been identified.
