Building loans for flats suitable for the disabled

If you have a severe disability, you can apply for a building loan without benefits to convert your owner-occupied or rented home to make it suitable for disabled people.

Description

If you have a severe disability, you can apply for a benefit-free loan of up to a maximum of 10,000 euros from the Free State of Bavaria for a disability-friendly conversion of your home. This means that the loan granted does not have to be repaid and interest does not have to be paid on it after it has been used for the intended purpose for at least five years.

Subsidised conversion measures can include a stair lift, a bathroom conversion, a kitchen conversion or a wheelchair ramp. What is subsidised depends on individual needs.

The building loan is free of costs or benefits if it is used for its intended purpose for at least five years. This means that it does not have to be repaid or interest paid.

Prerequisites

  • The person living in the flat must have a severe disability (degree of disability from 50).
  • The conversion measures are necessary to meet the person's individual needs.
  • The household of the person living in the flat must not exceed the statutory income limit. This is regulated in Article 11 of the Bavarian Housing Assistance Act (BayWoFG).

Required documents

  • Severely disabled person's pass or a medical certificate of disability in accordance with Section 2 (1) SGB IX
  • Proof of income for the last twelve months
  • Floor plans of the previous state of the flat and after the planned construction measures
  • Cost estimate with all details of the planned remodelling costs

Duration & Costs

Processing time

As a rule, you must apply for the loan before the remodelling or start of construction. In exceptional cases, it is possible to apply up to six months after the start of construction.

Once all application documents have been submitted, processing takes around four weeks.

Fees

There are no costs for the application. Once the loan has been approved, a one-off administrative fee is payable. This fee corresponds to one per cent of the loan amount.
