With the digital housing exchange, the Social Services Department is helping to utilise existing living space sensibly and efficiently.

Description

Living space in Munich is scarce. While some larger flats are only occupied by one or two people, there are families who urgently need more space. It is also becoming increasingly difficult for trainees and students to find affordable housing. In order to make better use of the available living space, the "Munich Housing Exchange" was launched in December 2020 with the following offers

  • Flat exchange
  • Subletting
  • Housing partnerships in the "Housing for help" model

Flat swap
Has your flat become too big after the children have moved out? Do you find it difficult to climb stairs and need a lift? Do you need more space because your family has grown? You can post your offers and requests on the flat exchange.

The digital flat exchange is a platform on which tenants can offer their flats for exchange. The City of Munich has no influence on the number and type of flats offered. A flat swap takes place when two swap partners have found each other and the landlords agree to the swap.

The municipal housing association Münchner Wohnen (formerly GWG and GEWOFAG) sets a good example. Tenants of privately financed flats can swap their flat. You can find the conditions under Questions and Answers.

Subletting
When subletting, you do not have to leave your familiar living environment and can benefit from optimal utilisation of the flat if you would like to sublet one or more rooms in return for a proportionate, fair rental income.

"Living for help" in cooperation with BEINANDER e.V.
Do you have a spare room and would like company and support in everyday life instead of rental income? Are you open and curious about people from other generations and other cultures? Then you can register for BEINANDER e.V.'s "Living for Help" programme.

  • You tell the social education specialists at BEINANDER e.V. what you want and what support you need in a personal meeting.
  • You will receive suggestions as to who might be a good match for you.
  • You decide with whom you enter into the housing partnership.
  • You will also receive support in drawing up the contract and with all questions as long as the housing partnership exists.

Enforcement of the misappropriation statute

Income-orientated additional funding (EOZF)

Are you renting a flat from the income-orientated subsidy (EOF)? Then you can reduce your rent. To do so, apply for an EOZF rent subsidy.

Expiry of rent and occupancy restrictions for subsidised flats

Tenants of subsidised housing (so-called social housing) receive information about the date on which the rent and occupancy commitment expires.

Notification of vacant accommodation

As soon as it is foreseeable that a publicly subsidised flat will become vacant, the person entitled to dispose of it (landlord) must inform the Office for Housing and Migration of this

Housing benefit negative certificate

As a recipient of housing benefit, you will need a negative certificate if you move house.

Munich model - rented flat

The Munich Model offers affordable housing for middle-income households (initial rent from around 12 euros per square metre). An application must be submitted for this.

Subsidised housing (so-called social housing)

If you need a subsidised flat in Munich, you must submit an application. You can then search for a flat via the SOWON internet platform.

Housing benefit - rent subsidy for rented flats

If you only have a low income, you can apply for a rent subsidy under certain conditions.
